Past projects include:
- Representing the buyer in the complete restoration and lease-up of the Montecito Apartments, an historic 116-unit art deco building in Hollywood, California. Upon acquisition, this 11-story diamond in the rough was less than 50% occupied with a history of daily visits from the police and fire departments. Nine months later, every apartment unit in the building and every room in the common areas had been stripped to the plaster and completely renovated with new fixtures, flooring, and appliances, and the building was 100% leased with a waiting list.
- Representing the seller/developer in the sale of fully renovated condominiums in an apartment-to-condominium conversion project on North Atlantic Blvd. in Alhambra, California.
- Representing the buyer in the purchase and financing of single-family homes in Buena Park, California and a planned unit development in Cypress, California for short-term rentals on Airbnb.
- Representing the buyer and seller in the sale of a group of contiguous single-family homes and unimproved land for redevelopment as a condominium infill project on the East Side of Costa Mesa, California.
- Representing the tenant in the long-term lease and build-out of a floor in The Atrium, a professional office high-rise building located in Irvine, California. Lease concessions to the tenant included generous rent abatement and a build-to-suit tenant improvement package.
- Representing the borrower in the refinance of a well-known bed and breakfast known as The Bissell House located in South Pasadena, California. This was a no-income, no-asset cash-out refinance at 70% loan-to-value, with title and loan docs in the name of a corporation.
- Representing the seller in the sale and leaseback of a medical-use portfolio consisting of three (3) residential detox facilities on fee land, and four (4) medical office condominiums on leased land, in Southern California. Photos and addresses withheld at seller’s request due to HIPAA privacy rules.
